Once you have found a desirable home it is time to make an application. You can do this with your agent, letting them know of any specific conditions so that these can be communicated to the landlord.
Once applications have been submitted, your agent will provide feedback and help you through the next steps of the process as quickly as possible.
As part of the referencing process, we will request certain details from you, including:
· Details of your current and previous address
· Proof of current address
· Details of your employment
· Confirmation of your income
· Identification of who you are
· Details of your right to live and work in the UK
· We may also ask for bank statements and payslips
· Contact details for your landlord
If you are a student, are unemployed or on a low income, you will need a guarantor. A guarantor may also be required if you have not rented before or if your credit worthiness is in question. We will need to carry out reference checks on the guarantor.
The guarantor will be asked to read your tenancy agreement and sign a guarantor agreement before the tenancy starts.
When your references have been approved, you will be asked to sign the tenancy agreement and pay the balance of the move in monies, being your first rental instalment and 5 week holding deposit.
On moving in day, you will be given your set of keys and an inventory. This document describes the condition of the property and will ensure that when you leave the property that everything can be fairly assessed against any deposit deductions that may come up.
For managed properties, we will provide the tenant with contact details of their dedicated Property Manager.
